West Midlands Rent Soars: Some Areas Top £1,000 Per Month Amid Rising Bills

Rent prices across the West Midlands are climbing rapidly, with some areas now seeing average rents exceed £1,000 per month, according to recent data from the Office for National Statistics (ONS).

Leading the surge is Solihull, where the average rent reached £1,245 in October 2025. Birmingham follows closely, with average rents hitting £1,075. Despite these increases, no West Midlands location has surpassed the national average rent of £1,360, which reflects a 5% rise over the prior year, up from £1,295.

While tenants may find some respite as rent inflation rates have slowed in the last year—down from 8.6% in October 2023 to 8.4% in October 2024—the overall trend since 2021 remains concerning. Nationally, rent prices have soared nearly 30% in four years, with five local authorities in the West Midlands experiencing similar steep rises.

On average, rents have increased by £314 per month since 2021. Had rent prices only increased by a steady 2% annually—the rate prior to 2021—average rents would now be approximately £1,132, which is £228 less than current figures.

This data underscores the growing financial pressure faced by renters in the West Midlands, with escalating costs amplifying the challenges of managing monthly expenses in the region.
