West Midlands Planners Approve Hotel Conversion for Vacant Solihull Office Building

A long-empty office building at the heart of Solihull town centre is set to be revitalized as a new hotel, following planning approval granted by Solihull Council.

The Landsdowne Group’s John Kelly submitted an application in April 2025 to convert the vacant office space at 751 Warwick Road into an 81-bedroom hotel. The plan also includes key enhancements such as replacement windows, recladding of the rooftop plant room, and construction of two single-storey extensions on the ground floor.

Additional improvements involve redesigning the parking layout to add six disabled parking spaces, upgrading vehicle and pedestrian access, and introducing soft landscaping to enhance the building’s frontage.

A design and planning statement accompanying the application highlighted the site’s strategic location on Warwick Road (B4102), a primary route into Solihull town centre. It emphasized the excellent public transport links available by bus, train, and pedestrian or cycle routes, making the site highly accessible.

The statement also noted that despite prior permission to refurbish and extend the building for office use, the property fails to meet modern A-grade office standards. Efforts by letting agents have been unsuccessful in securing tenants.

With the nearby Ramada Hotel having ceased operations, this new hotel development is expected to address the local accommodation shortfall. The application underlined that the proposed use fits well within the previously developed site, its sustainable urban location, and aligns with recent planning permissions.

Last month, Mark Andrews, head of planning, design and engagement at Solihull Council, approved the application, subject to certain conditions.
