Solihull Approves Second Phase of 1,600-Home Redevelopment at Holbeche Place

Solihull Borough Council has approved the second phase of a transformative 1,600-home redevelopment project at Holbeche Place, the site formerly known as Mell Square. This latest phase includes the construction of 228 affordable homes within a striking nine-storey apartment building. These homes are part of a broader masterplan aiming to reshape the area into a vibrant, well-connected community hub.

In addition to residential units, the development will feature two commercial units on the ground floor, totaling approximately 1,700 square feet, enhancing local retail and service options.

Earlier in the year, the council approved the initial phase comprising 346 homes, igniting the progress of this extensive regeneration effort. The project marks the debut of Habiko in the West Midlands—a collaboration between Muse, Homes England, and PIC focused on delivering affordable, high-quality housing.

Lisa Turley, Development Director at Muse, emphasized the significance of bringing Habiko’s first West Midlands homes to Solihull. She highlighted the project’s role in addressing local housing demand while promoting a walkable, accessible town center connected to shops, services, and transport. “Our partnership has shaped proposals that foster a thriving community where residents can enjoy quality living and connectivity,” Turley said.

Solihull Council Leader Councillor Karen Grinsell expressed enthusiasm for the broader impact of the development, noting its potential to provide new public spaces, boost retail opportunities, and attract investment. She underscored the importance of delivering affordable homes that support local residents’ ability to live, work, and socialize nearby, strengthening the town center for future generations.

With planning approvals secured, construction is set to advance, bringing to life a dynamic new neighborhood at the heart of Solihull.
