Plans Unveiled for Affordable Flats on Former Royal British Legion Site in Balsall Common

A planning application has been submitted for a substantial block of flats on the site of the former Royal British Legion Club in Balsall Common, Solihull.

TR Partnership Homes Ltd and Citizen Housing Group Ltd propose to demolish the existing buildings at 316 Station Road to construct a three-storey apartment block comprising 28 units. The development would offer a mix of 16 one-bedroom and 12 two-bedroom homes, all designated as affordable housing.

The submitted planning statement describes the site as a 0.24-hectare brownfield location on the eastern side of Station Road. Although situated within the green belt, the plot is previously developed land surrounded by other built-up areas along the same road.

The developers emphasise that the project aims to provide sustainable, high-quality housing, addressing the shortage of affordable homes within the borough. The statement notes that the local council policy resists the loss of community and social infrastructure unless commercial or operational viability is no longer feasible, a point the applicants argue applies in this case.

Included with the application are proposed floor plans and visualisations showcasing the potential appearance of the new flats. A public consultation is currently open, with a deadline for feedback set for 26 August.
