Plans submitted to convert upper floors into four-bedroom HMO on Kings Heath High Street

A planning application has been submitted proposing the conversion of vacant storage spaces into a house in multiple occupation (HMO) at 72 High Street, Kings Heath. The plans seek to transform the first and second floors of the property, which are currently unused storage, to accommodate four individual residents.

The ground floor retail unit would remain operational, ensuring the building continues to contribute to the active street frontage, in keeping with the character and function of Kings Heath District Centre.

According to the design and access statement submitted with the application, the proposed HMO use is acceptable in principle at this location and falls below the 10% threshold for HMO concentration in the area. The layout includes a spacious kitchen and lounge area benefiting from enhanced natural light.

Previously, the proposal included five bedrooms, but this has been reduced to four, each with an en-suite bathroom to meet amenity standards. The development would be served by two 240-litre general waste bins and one 240-litre recycling bin, all stored in an external amenity area with direct access to the rear alley to facilitate waste collection.

The applicants concluded that the conversion represents a sustainable and high-quality reuse of vacant space within the Kings Heath District Centre. The design meets all relevant space and amenity standards, provides secure access, and includes adequate cycle and waste storage provisions.

City planners are expected to make a decision on the application by 7 August.
