A significant development proposal aims to introduce a new neighbourhood of 850 homes on green belt land in Walsall. Developer IM Land, in partnership with Walton Homes, has put forward plans for a site located off Queslett Road, between Doe Bank Lane and Aldridge Road.
Currently agricultural fields, this land lies within the Great Barr Conservation Area. However, Walsall Council is proposing to reduce the conservation area by 80%, a move that would open the way for development. The conservation boundaries date back to the 18th century, having provided historical protection up until now.
Importantly, the development plans exclude land surrounding the listed buildings at Doe Bank Farm to preserve their historical integrity. Although designated as green belt, this site was included among several areas identified for housing in Walsall Council’s draft local plan, approved by cabinet members last month.

If approved, the new neighbourhood will incorporate essential community features such as a primary school, public open spaces, and community hubs. IM Land and Walton Homes describe the development as a “natural extension” of nearby areas including Streetly, Pheasey, Kingstanding, and Sutton Coldfield.
A three-week public consultation has been launched to gather input from residents. Glen Langham, Planning Director at IM Land, emphasized the importance of community involvement: “As we prepare our planning application, continuing to engage with local residents is key. This neighbourhood will deliver much-needed housing, including affordable homes across various sizes and tenures, alongside important community facilities and infrastructure improvements.”
