Plan for New Veterinary Hospital Proposed on Former West Midlands Land Rover Dealership Site

Plans have been submitted to Wolverhampton City Council to transform the former Land Rover showroom site at the corner of Stafford Street and Bone Mill Lane into a modern veterinary hospital. The applicant, Wolverhampton Estates, aims to replace the existing car dealership building with a purpose-built facility featuring both single and two-storey sections.

Permission to demolish the old dealership building was granted by the council on September 15 of last year. The new proposal includes not only the veterinary hospital but also associated access roads, parking facilities, and landscaping to improve the site’s functionality and aesthetics.

The planned hospital will house a variety of clinical, diagnostic, treatment, and support areas. It will also feature office spaces dedicated to administrative, finance, and medical staff, along with research and development zones. While the main office hours will be from 9:00 a.m. to 5:00 p.m., laboratory and inpatient care facilities will operate around the clock, ensuring continuous monitoring and supervision of animal patients.

The developers emphasized that the design responds thoughtfully to operational needs while fitting seamlessly into the surrounding urban environment. Ancillary components such as plant and substation areas are planned to be discreetly positioned within the site boundaries to minimize visual and environmental impact.

Covering approximately 10,000 square feet, the new hospital will replace the former utilitarian structure with an architecturally refined building. The architectural plans, provided by MAS, reveal an approach tailored to healthcare use, characterized by clear, legible elevations and balanced window placements.

Primary external materials will include red masonry brickwork to maintain visual harmony with neighboring buildings, complemented by a grey roof designed to reduce visual prominence from nearby vantage points. Double-glazed doors and windows in a grey finish will contribute to a cohesive, restrained color palette. These materials have been chosen for their durability, low maintenance, and ability to retain an attractive appearance over time.

The project aims to enhance the character of the local street scene by replacing the existing structure with a building that positively contributes to the area’s visual quality.
