New Flats Planned to Replace Eyesore Car Wash Near Wolverhampton’s Molineux Stadium

Plans are underway to transform an unsightly car wash and adjacent storage facilities opposite Wolverhampton’s Molineux Stadium into modern residential accommodation. The site on Waterloo Road, currently occupied by a car wash, tyre repair warehouse, and a sizeable collection of scrap vehicles, is set to be replaced with 28 new flats and three houses.

The development will involve demolishing a six-bedroom property near the stadium along with the commercial premises to make way for three and four-storey blocks of flats. Major Singh, the applicant, highlights that removing the car storage yard and wash will significantly enhance the site’s appearance and environmental quality, while also reducing noise and disturbance for local residents.

A statement supporting the application emphasizes that the scheme is well-designed and policy-compliant, providing 31 high-quality homes in a sustainable location. It will replace a vehicle-intensive commercial use with residential properties, leading to fewer vehicle movements, enhanced local amenities, and improved visual character of the area. The development will also include adequate parking, servicing, and sustainable transport measures.

Additionally, a nearby property on Francis Street will be partly demolished to accommodate new terraced houses. The proposal includes 35 parking spaces to serve the new residences.

Transport assessments indicate that the reduced vehicular activity at the site will not compromise highway safety. In fact, the development is expected to improve safety around the site access and neighboring roads by decreasing traffic volumes.

Overall, the redevelopment promises a substantial improvement in both the visual appeal and environmental quality of the site and its surroundings.
