Mini Housing Development Approved in Chadwick End

A new housing development in the rural village of Chadwick End, Solihull, has received planning approval. Peachstone New Homes submitted the proposal to Solihull Council last November, seeking permission to demolish a series of redundant farm and equestrian buildings at Arbour Tree Farm, located east of Warwick Road, just north of Chadwick End.

The plans outline the replacement of these structures with seven detached homes on the 1.1-acre site. According to the planning statement, the development aims to respect the traditional character of rural housing and farmyard groups in the area. One of the existing buildings, close to the highway, had formerly served as a partial residential cottage and stables.

Each new home will feature terraces, bin storage, and separate garages, arranged thoughtfully within the proposed layout to blend with the surroundings. The applicant emphasized the pressing need for new homes in the borough and described the location as sustainable and suitable for development within the green belt.

“The proposal offers a more efficient use of the land while ensuring the new homes fit politely into the local environment,” the application noted. It also stated that the site is ready for development and that housing could be delivered as early as 2026.

On June 5, Mark Andrews, Solihull Council’s head of planning, design, and engagement services, granted permission for the scheme, subject to planning conditions. The detailed plans are publicly accessible on Solihull Council’s website under application reference PL/2025/02219/PPFL.
