Midlands Areas Where House Prices Have Skyrocketed by £265,000

House prices in parts of the West Midlands have soared by up to £265,000 in just one year, according to recent data from the Office for National Statistics (ONS).

An analysis of medium house prices between March 2024 and March 2025 highlights dramatic growth in several areas across the region. Birmingham dominates the list, occupying five of the top ten spots, including the highest increase.

Other notable areas include Solihull and the Black Country boroughs of Sandwell, Walsall, and Wolverhampton, which also feature prominently among the quickest-growing house prices.

Compiled by Online Marketing Surgery and BLG Development Finance, the findings show the Five Ways South & Calthorpe Park area in Birmingham leading the charge. Property prices there skyrocketed from £235,500 in March 2024 to £500,000 in March 2025, marking an extraordinary 112.3% increase — a rise of £265,000.

At the lower end of the spectrum, Handsworth East in Birmingham saw prices climb by £47,000, representing a 27.6% increase, the smallest growth among the top ten.

These figures reflect the rapid shift in property values across the West Midlands, emphasizing hotspots where demand and investment have pushed prices to new highs.
