House prices in several parts of the West Midlands have plunged by as much as £109,000 over a 12-month period, according to recent data from the Office for National Statistics (ONS).
The analysis compared median house prices from March 2024 to March 2025, highlighting significant decreases across various areas. Birmingham dominated the list, claiming six of the top ten spots for price declines in the region, including the first, second, and third highest drops.
Additionally, the Black Country boroughs of Sandwell and Walsall appeared twice each on the list, underscoring widespread price challenges across the West Midlands.

Compiled by Online Marketing Surgery and BLG Development Finance, the findings indicate that Rotton Park in Birmingham suffered the steepest percentage decrease. Prices there fell from £350,000 in March 2024 to £241,000 in March 2025, marking a 31.1% decline and a loss of £109,000 in value.
At the lower end of the spectrum, Greets Green East in West Bromwich saw prices drop by £30,500, equivalent to an 18.4% decrease.
These figures highlight the ongoing shifts in the West Midlands property market, with certain areas experiencing notable value reductions over the past year.
