A significant milestone has been reached for a £112 million residential project in Birmingham, as Latimer, the development division of Clarion Housing Group, has finalized a main works contract with Winvic Construction Ltd. This agreement marks the start of construction on a mixed-tenure housing scheme situated in the heart of Digbeth.
Scheduled to commence in October, pending final pre-start approvals, the development will deliver 481 new homes on a 1.3-acre site located on Clyde Street and High Street. The housing offer includes 141 social rent units, 147 homes available for shared ownership, and 193 homes for private sale, making affordability a central focus of the project.
In addition to residential spaces, the development plans include nearly 9,803 square feet of commercial space and enhancements to the public realm. These improvements are designed to stimulate local activity and further contribute to the ongoing regeneration of Digbeth.

Demolition of the current structures is set to begin next month, undertaken by PJ Careys under a separate contract recently awarded by Latimer.
Richard Cook, Chief Development Officer at Clarion Housing Group, highlighted the significance of the milestone: “Securing the contract with Winvic is a pivotal step that allows us to confidently advance toward delivering hundreds of much-needed affordable homes. Digbeth possesses a unique identity and vast potential, and this development embodies our commitment to inclusive growth with 60% of homes designated as affordable, including a considerable number for social rent. We are excited to collaborate closely with Winvic to create high-quality housing that positively impacts Digbeth’s regeneration.”
Mark Jones, Managing Director of Multi-Room at Winvic Construction Ltd, expressed enthusiasm about the partnership: “We are proud to join forces with Latimer on this transformative project in Digbeth. Drawing on our extensive experience in complex residential schemes across Birmingham, we aim to deliver sustainable, high-quality homes that generate lasting social value. Our focus will include creating employment opportunities, fostering skills development, and supporting local businesses.
