Luxury Caravan-Sized Studio Flat in Pimlico Hits Market Near £300k

A uniquely upscale studio flat, no bigger than a typical caravan, has recently appeared on the London property market with an asking price close to £300,000.

Located in the heart of Pimlico, this compact 130 sq ft dwelling has been transformed into a high-specification living space that defies its size. Completely renovated in 2020, the flat benefits from extensive structural and cosmetic enhancements that the architect says are “practically unprecedented in London for a studio of this scale.”

Architect Alexandre Pilette, who designed and built the space, draws inspiration from his father, former Formula One driver Teddy Pilette, and a custom-built camper from 1978. “My focus was not only on design and space optimization but also on technical performance and long-term durability,” Pilette says.

One of the flat’s defining features is its floating concrete slab floor. This innovative choice provides excellent acoustic insulation, fire resistance, and waterproofing—ensuring that water remains contained within the flat rather than seeping down into neighbouring units, a common issue in London flats. The slab also creates an impeccably level and square foundation, a rarity in the area.

Positioned on a mezzanine level at the rear of a terraced house, the flat is part of a well-managed conversion of five units with an impressive lease of about 980 years. The floating concrete sub-floor adds stability, enhanced insulation (thermal, moisture, and sound), and perfectly level walls throughout the space.

The interior is a model of clever design and high-end craftsmanship. An English cabinet-maker has created bespoke carpentry that maximizes every inch of space, including abundant built-in storage, a fold-out dining table, and integrated lighting and power outlets. The sleeping area features a CLEI Italian wall-bed complete with a European king-sized 160 cm memory-foam mattress.

Despite its minimal footprint, the kitchen is fully equipped with a fridge and icebox, a four-zone induction hob, extractor fan, microwave, black granite worktop and backsplash, a double pull-out bin, and a washer-dryer. The shower room boasts a stone marble floor and high-end finishes, including a built-in washbasin with mirrored cabinet and extra storage. There’s also a secondary compact shower for guests and a double-glazed tilt-and-turn window.

The flat has an EPC rating of C and benefits from no neighbours on either side and an overhead terrace, enhancing privacy and comfort. Priced at £294,900, this exceptional property offers a unique blend of luxury and compact urban living.
