HMRC Raises Tax-Free Personal Allowance to £20,070 for Homeowners Using Rent-a-Room Scheme

Homeowners can now benefit from an increased tax-free personal allowance of up to £20,070 by combining the standard personal allowance with income from the Rent-a-Room Scheme. This straightforward initiative from HMRC allows you to earn up to £7,500 tax-free by letting out a furnished room in your main residence, adding to the standard £12,570 personal allowance.

The Rent-a-Room Scheme encourages homeowners to make use of unused space while enjoying a generous tax exemption. To qualify, the rented room must be furnished, and the property must be your main home. This exemption applies regardless of whether you rent to students, professionals, short-term visitors, or long-term lodgers—as long as you live in the property and provide furnished accommodation.

HMRC explains, “Rent-a-room applies to income from providing furnished residential accommodation in the taxpayer’s only or main residence. A taxpayer can be exempt from Income Tax on income up to £7,500 (gross receipts before expenses). If your income exceeds this amount, the excess can be taxed on an alternative, potentially lower basis.”

Gross receipts include rent as well as payments for other services related to the let, such as meals or laundry. If multiple people receive income from lettings in the same residence, the allowance is split, reducing the limit to £3,750 per person.

It’s important to note that the Rent-a-Room Scheme does not apply to rooms rented out for office or business purposes. However, it does cover lodgers who may study or work from home during evenings or weekends.

If your rental income exceeds the tax-free threshold, the additional amounts are usually taxed as property income along with any other rental business income you may have.

By taking advantage of this scheme, homeowners can significantly reduce their tax liability while making productive use of spare rooms in their homes.
