Historic Farmhouse May Be Demolished for 81 New Homes in Walsall

Plans have been submitted to Walsall Council proposing the demolition of a centuries-old post-medieval farmhouse at Barns Farm to make way for 81 new homes. Owl Partnerships Ltd is seeking approval to replace the existing farmhouse, agricultural buildings, and farmland on this 2.5-hectare site off Barns Lane.

Although located within the green belt, the site has been verified as grey belt, according to Agent Pegasus Group, and is identified in Walsall Council’s latest draft borough plan as a potential housing development area. The site was also included in the now-withdrawn Black Country Plan for a larger residential project.

The proposed development includes a mix of homes: 16 one-bedroom maisonettes, 36 two-bedroom houses, 22 three-bedroom homes, and seven four-bedroom houses. Access will be provided via the existing private track off Barns Lane, featuring a priority junction. Plans also allocate 154 parking spaces throughout the development.

Beyond housing, the proposal includes a landscaped open space area with natural grassland, winding mown paths, and new tree planting to enhance community green space.

Agent Pegasus Group emphasized the suitability of the location stating, “The principle of development in this location is acceptable, with the site being grey belt, as verified in the November 2025 Walsall Green Belt Assessment. The site is well placed to help meet the overwhelming and severe unmet need for affordable housing within Walsall.”
