Experts highlight that buyers could save an average of £50,000 simply by opting for an adjacent postcode rather than a more sought-after location.
This approach allows prospective homeowners to enjoy the advantages of proximity to Birmingham while residing in quieter, low-crime towns and villages, often surrounded by picturesque countryside.

Leamington Spa is widely recognised as one of the top commuter towns for those travelling to Birmingham, attracting families determined to secure property in the area.
However, an analysis by Lloyds Bank demonstrates that the neighbouring CV35 postcode in Warwickshire offers significantly more affordable options. This includes villages such as Wellesbourne and Kineton.
While the average house price in the CV32 postcode, which covers Leamington Spa, stands at approximately £393,000, prices in CV35 are notably lower, averaging around £343,000. This represents a substantial saving for those looking to buy.
The findings underline the value of thorough research and flexibility in location when searching for a home, rather than concentrating solely on a single town or postcode.

“It’s easy to focus on the ‘must-have’ locations when you’re searching for a home, but this research highlights just how much value can sit right next door.
Of course, neighbouring areas aren’t always directly comparable and each will have its own distinctive character, housing stock and local appeal.
But in many parts of the country, looking just beyond the most sought-after postcodes can reveal more affordable options while still keeping buyers close to jobs, transport links, amenities and the communities that matter to them.
For first-time buyers in particular, a small shift in location could make a big difference – not just in getting on the ladder, but in what kind of property is within reach.”
