House prices have significantly dropped across many parts of Birmingham over the past year, according to the latest data. Homeowners in several areas have seen the value of their properties decrease by thousands of pounds, raising concerns about the local housing market.
Notable postcode areas experiencing declines include B43 Great Barr, B8 Washwood Heath, and B31 Northfield. This trend spans both economically disadvantaged neighborhoods and more affluent communities, with price falls reported in locations such as Winson Green and Edgbaston.
While the drop in prices may be unsettling for current homeowners, it presents an opportunity for prospective buyers—especially first-time buyers—looking to enter the property market. Lower prices could make homeownership more attainable and speed up the buying process.

Among Birmingham’s neighborhoods, Aston (B6 postcode) stands out as the most affordable, with homes selling for an average of £169,965 over the 12 months ending in April. On the opposite end of the spectrum, Four Oaks (B74 postcode) recorded the highest average sale price, nearing £500,000, based on at least 20 sales within the same period.
These figures reflect property values recorded from sales between May last year and April this year, highlighting a shifting landscape in Birmingham’s housing market.
