‘Dramatic’ Change Confirmed for Gracechurch Centre Redevelopment in Sutton Coldfield

The future of the Gracechurch Centre in Sutton Coldfield has taken a dramatic turn as its owners unveil a scaled-back version of the redevelopment project initially announced almost two years ago. The original plans envisioned demolishing large portions of the centre to make way for towering residential blocks comprising 700 apartments, new retail spaces, public squares, and a hotel.

However, the vision has evolved significantly. Much of the northern section has already been redeveloped, with completion imminent. Notably, Harvey Norman, the Australian retail giant often compared to John Lewis, is set to open in the recently refurbished former BJHS premises adjoining Knights House. This extensive refurbishment was not part of the initial blueprint, leading to the cancellation of the proposed residential towers, new squares, and retail units planned for the area.

Emerging proposals also include introducing padel courts atop the shopping centre car park, emphasizing an expansion of leisure facilities. Meanwhile, the central portion of the centre will retain its existing structures, undergoing a planned upgrade shortly after the Harvey Norman project concludes.

The headline change lies in the southern section, where the ambitious plan for 700 apartments has been significantly reduced. John Southall, director of BPG—which, alongside the SAV group, owns the Gracechurch Centre—outlined a revised vision for this area. “We will soon submit plans for a smaller residential scheme,” Southall explained. “The hotel concept remains popular, and we aim to include one within the southern section alongside modern, purpose-built office space.”

Southall emphasized the departure from the original large-scale project: “It will be dramatically smaller than what was previously proposed.” Details are being finalized and will be announced later this year.

Community engagement has played a vital role in reshaping the plans. Southall praised the support from Sutton Coldfield Town Council, local MP Andrew Mitchell, and residents, noting, “We’ve received a great deal of feedback and ideas, which have influenced the direction of the project. It’s been rewarding to work with such an invested community.”

Addressing the broader retail landscape, Southall rejected the notion that the high street is in decline: “The idea that retail is dying is simply not true. High streets are evolving, offering more than just shopping. We believe there is a very positive future for them.”

Additional changes are also set for the covered shopping area, nighttime economy, and car park facilities as part of the ongoing transformation of the Gracechurch Centre.
