Controversial Balsall Common Housing Development Approved Despite Community Concerns

A contentious housing development proposal in Balsall Common has officially cleared its final planning stage, moving forward despite vocal opposition from local residents.

The plan, submitted by Elan Homes Holdings Ltd in 2023, involves building 17 new homes on land at Catchems Corner off Waste Lane. The development comprises four two-bedroom, nine three-bedroom, and four four-bedroom houses intended for sale upon completion. Outline planning permission was granted by Solihull Council councillors last February.

Pegasus Group, the planning agents for the project, emphasize that the development offers a diverse range of house types designed to address local housing demands while fostering a mixed and balanced community. They further stated that the site layout and individual dwellings aim to blend harmoniously with Balsall Common’s character, ensuring a high-quality environment.

However, the project has met resistance from community members concerned about its implications. At the Solihull Council planning meeting, Berkswell Parish councillor Richard Drake expressed apprehension, warning the council and community about the risks of being overwhelmed by incremental developments. He cautioned that this application could establish a troubling precedent for future sites across Balsall Common and the wider Solihull borough.

Following the initial approval, detailed plans addressing access, highways improvements, parking provisions, landscaping, drainage, open spaces, and supporting infrastructure were submitted at the reserved matters stage. On January 16, Mark Andrews, Solihull’s head of planning, design, and engagement, granted approval for these specific details, subject to conditions.
