Certain areas within Birmingham are witnessing house price increases of nearly 20%, challenging expectations about where property values are rising most rapidly. While property prices in traditionally sought-after locations such as Solihull and Sutton Coldfield have declined, districts closer to Birmingham’s inner city are experiencing notable price growth.
West Bromwich leads this trend, with house prices soaring by more than 20% over the past year. According to recent district-level analysis from Brickview.ai, an established UK property intelligence platform, average house prices across Birmingham increased by 0.4% in the first half of 2026 compared to the same period in 2025, reaching £297,473.
The detailed data reveals that more affordable areas are outperforming pricier neighbourhoods when it comes to price growth. A Brickview.ai spokesperson explained, “The pattern is consistent with increasing mortgage costs reducing the borrowing capacity of buyers, prompting those who might have previously aimed for higher-tier properties to focus on lower-priced districts.”

This analysis was based on Land Registry residential sales records completed between January and June of 2025 and 2026 across Birmingham’s postcode districts.
Meanwhile, the data also indicates that some of the highest-priced areas are experiencing a softening in prices. As the spokesperson added, “This softening at the top end of the market reflects the same affordability challenges working in reverse. Buyers being priced out of premium locations means reduced demand, which in turn limits upward pressure on prices in these districts.”
