Birmingham City Council has outlined ambitious plans for the future development of Perry Barr, identifying the potential redevelopment of the One Stop Shopping Centre as a “major opportunity” within the community.
In its recently published draft Local Plan, the council sets out a detailed blueprint to guide Birmingham’s growth and regeneration over the next twenty years. Perry Barr is highlighted as an area set to undergo continued transformation, building on the momentum gained from its role in hosting events during the 2022 Commonwealth Games.
The council envisions Perry Barr evolving into a neighbourhood characterised by design excellence, enhanced accessibility, improved public spaces, and community-focused facilities. Central to this vision is the One Stop Shopping Centre, an important local retail hub that the plan notes is currently inward-facing and acts as a barrier between emerging communities, transport links, and green corridors.
“One Stop Shopping Centre is an important local shopping facility,” the plan states, “however, it is inward facing and forms a barrier between new communities and transport links and green corridors.”
The draft Local Plan proposes that redevelopment of the shopping centre and adjacent land on Regina Drive-next to Perry Park-could occur in phases. This would enable the creation of a more sustainable town centre that integrates retail, commercial, leisure uses, and community services.
Beyond the shopping centre, the council’s vision for Perry Barr includes significant housing growth, with plans for approximately 2,000 new homes within Perry Barr Village. The town centre is expected to be revitalised through the introduction of high-quality new homes alongside increased commercial, community, and educational activities.
Further ambitions involve securing a sustainable future for the Alexander Stadium complex by diversifying its uses. Infrastructure improvements are also planned to prioritise pedestrians, enhance cycling facilities, boost recreational opportunities within Perry Park, and improve the River Tame corridor to increase its wildlife value and amenity.
These comprehensive redevelopment plans aim to create a vibrant, accessible, and sustainable neighbourhood in Perry Barr, reinforcing its importance within Birmingham’s growth strategy for the coming decades.
