Berkswell Racehorse Stables Transformed into Offices After Tragic Losses

The once thriving stables at Truggist Hill Farm in Berkswell, home to successful racehorses, have been repurposed into office accommodation following heart-wrenching events that ended their racing legacy.

In a retrospective application submitted to Solihull Council in May 2023, owner Peter Hughes detailed the history and transformation of the facility. Originally approved in 2019, the stable block was designed to house four horses competing in flat racing.

Two prominent racehorses, trained by Olympic rider and trainer Dan Skelton, brought significant success to the farm between 2018 and 2021, reflecting a substantial investment by the Hughes family.

Tragedy struck in 2021 when one horse had to be put down after a training accident, and shortly thereafter, the other succumbed to a severe lung infection. Devastated by these losses, Mr. and Mrs. Hughes made the difficult decision to withdraw from racehorse ownership.

As a result, the stables became redundant, prompting their conversion into office space that began in 2021. Importantly, no alterations were made to the building’s footprint, height, or roof structure during this change of use.

The latest planning application seeks to regularize this conversion retrospectively, emphasizing that the new office accommodation will bring economic benefits to the rural community by creating employment opportunities. Additionally, the reduction in horse-related activities has decreased traffic to and from the farm, ensuring minimal impact on local roads.

On November 6, Solihull Council’s head of planning, Mark Andrews, approved the application, granting permission subject to conditions, allowing the stables' new chapter as an office space to move forward.
