‘Attractive’ Jewellery Quarter Retail Unit to be Auctioned

A distinctive retail and office unit located in Birmingham’s vibrant Jewellery Quarter is set to be sold at auction just before Christmas. The property at 34 Tenby Street carries a guide price of £230,000 plus and will be featured in Bond Wolfe’s auction on Wednesday, December 10.

Spanning a total of 1,122 sq ft, the unit comprises 557 sq ft of main retail and office areas, along with a fully fitted 197 sq ft basement that includes a staff room, kitchen, and toilet facilities. Access to a mezzanine floor of 368 sq ft is provided via a spiral staircase, offering versatile space options.

Ian Tudor, commercial auction director at Bond Wolfe, highlights that the unit is held on a long leasehold and is adaptable for various uses, subject to planning approval. “This well-presented retail and office space is part of the Badge Works development in the Jewellery Quarter,” he said. “While it has been recently used for beauty treatments, it is ideally suited for a range of retail or office applications, pending planning permission.”

The Badge Works development was completed in 2014 following an investment of £1.45 million to transform a former badge factory into a mixed-use space featuring offices and townhouses. The redevelopment converted the old W Reeves Badges plant into seven townhouses, workspaces, two offices, and a penthouse.

The leasehold for 34 Tenby Street extends for 999 years from January 1, 2014, with an annual service charge of £1,804.17.

The Jewellery Quarter property is one of 175 lots to be auctioned by Bond Wolfe on December 10, starting at 8.30am. The auction will be livestreamed on Bond Wolfe’s website and allows for bidding via proxy, telephone, or internet.
