£8 Million Boost for Kingshurst Regeneration to Transform Solihull’s Most Deprived Area

An £8 million funding boost is set to accelerate the transformation of Kingshurst, one of Solihull’s most deprived areas. The West Midlands Combined Authority (WMCA) Investment Board is being recommended to approve the grant to support Phase 2 of the Kingshurst Regeneration project.

The upcoming phase will include the construction of a new community, health, and retail centre, six new homes, and a new vicarage. Construction is expected to begin in late 2026 with completion targeted for autumn 2028.

This next stage builds on the success of Phase 1, which saw 25 new affordable homes completed in the village centre in September 2024. Phase 3 will further expand housing with 47 additional affordable homes planned.

According to a report submitted to the WMCA Investment Board, the Kingshurst Village Centre Regeneration aims to revitalize a community suffering from deprivation in the East Birmingham-North Solihull Corridor. The project addresses critical market failures by improving access to essential health and community services and creating a vibrant, mixed-use village centre.

Regeneration efforts have long been a key priority for local authorities and are highlighted in Solihull’s 2013 Local Plan as well as the more recent plan submitted in 2021.

The report emphasizes that Phase 2 offers excellent value for money, with the new community, health, and retail building playing a vital role in meeting the regeneration and housing goals for Kingshurst and speeding up overall project delivery.

Funding approval comes with the condition that Solihull Metropolitan Borough Council Cabinet must greenlight progressing to Phase 2 at its September 17 meeting, ensuring continued local oversight and support.
