£36m Redevelopment Plan to Replace Lloyds Bank’s Former Wolverhampton Offices

The former Lloyds Bank offices in Wolverhampton’s Pendeford Business Park are set for demolition under ambitious £36 million redevelopment plans aimed at revitalizing the site. Located off Wobaston Road, the vacant four-storey building, which Lloyds Banking Group occupied since its construction in 1995, was vacated at the end of 2025 following the bank’s relocation to Birmingham.

Developers Erdgard, in partnership with the Richardson family from Oldbury, have submitted a planning application to the City of Wolverhampton Council proposing the demolition of the existing building to construct three large commercial units. These new units will range from 21,000 to 80,000 square feet, designed to meet modern institutional standards and provide flexible office and industrial space to a wide range of tenants.

The 10-acre site’s redevelopment focuses on maximizing commercial potential while balancing environmental and infrastructural considerations. The plans emphasize sustainable use of space, retaining mature landscaping, and optimizing yard and vehicular circulation. Notably, first-floor offices will be integrated within each unit’s core, enabling a compact footprint that enhances usability and attractiveness to future occupants.

If approved, construction is anticipated to be completed by summer 2027, marking a significant investment in Wolverhampton’s business infrastructure.

This redevelopment follows Lloyds Bank’s recent departure from its historic 148-year-old city centre premises. In 2023, the bank moved from its Grade II listed building dating back to 1878 to a new location in the nearby Mander Centre. Proposals have been made to repurpose the former banking hall into a café and 20 residential flats, continuing the area’s transformation.
